If you live anywhere with significant tree cover — Alamo Heights, Olmos Park, Terrell Hills, Castle Hills, Monte Vista, Oak Park, Inspiration Hills — your concrete and your north-facing siding are darker than they should be. The shading that makes those neighborhoods comfortable in July also keeps moisture on surfaces long enough for algae to take hold. Newer developments north of 1604 (Stone Oak, Cibolo Canyons, Encino Park) have less canopy but more limestone and stucco, which streak from sprinkler iron and pollen. The commercial work is concentrated along corridors like Broadway, Bandera Road, Wurzbach, Loop 1604, and the I-35 frontage — storefronts, restaurants, and small retail centers that benefit from quarterly maintenance.

Climate considerations.

San Antonio's climate is hard on exterior surfaces in three specific ways. First, the spring oak pollen drop coats every horizontal surface in a yellow-brown film that's almost impossible to remove with a broom. Second, the summer humidity plus shade equals algae — even on north-facing siding that 'looks fine,' you can usually wipe a finger across it and find black streaks setting in. Third, the iron content in well water and some city water leaves orange staining on concrete wherever sprinklers hit the same spot for years. We see all three on almost every job.
